Introduction: An Economic Gaze at Urban Space
---
The city is one of humanity's most complex spatial forms. From Ur of the Chaldees in Mesopotamia to contemporary megacities, patterns of human settlement have evolved over millennia, yet their fundamental logic remains unchanged: space serves as a container for economic activity, simultaneously the result of resource allocation and a vehicle for social differentiation. In contemporary urban research, economists, geographers, sociologists, and urban planners examine cities' spatial structures from their respective disciplinary perspectives, but few studies have successfully integrated these viewpoints into a unified analytical framework. This book attempts to fill this gap, using New York City as a case study to systematically explore the economic mechanisms underlying urban spatial differentiation, revealing how two fundamentally different economic formations—financial centers and creative clusters—can coexist, interweave, and mutually influence one another within the same city.
As the introduction to this book, this chapter aims to establish the conceptual foundations and theoretical framework for the analyses presented in subsequent chapters. We will first define the basic concepts of urban block economics, clarifying the research boundaries and methodological orientations of this book; then demonstrate why New York City was selected as our case study, explaining its representativeness as a research subject; further propose the core research questions—what are the economic mechanisms of spatial differentiation, and why financial centers and creative clusters can coexist harmoniously within the same city; finally, preview the book's structure and logical progression, helping readers establish an overall understanding of the entire work.
1. Defining Urban Block Economics
Urban space can be studied at multiple scales: from the macro level of city systems, through the meso level of the built environment, to the micro level of individual buildings. However, between the macro and micro levels exists an analytical scale that has long been neglected by mainstream economics—the block and the neighborhood/district formed by combinations of blocks. This book defines the block as the smallest continuous spatial unit in a city, typically enclosed by streets and containing several buildings and the open spaces between them. The block serves as the daily stage for urban life: residents commute, consume, and socialize here; enterprises establish offices and conduct business activities here; governments provide public services and exercise spatial governance here.
Traditional urban economics has focused primarily on the city-system level, examining macro-level issues such as city size, agglomeration effects, and the relationship between urbanization and economic growth. Influential scholars such as Alfred Marshall's theory of industrial agglomeration, Paul Krugman's new economic geography, and Edmund Phelps's endogenous growth theory have provided important insights into cities' economic functions. However, these theories often treat cities as homogeneous spatial containers, neglecting the internal variations and dynamics of urban spatial structure. This book argues that internal spatial differentiation within cities—systematic differences among blocks in economic function, social composition, land values, and spatial qualities—is key to understanding urban economic operations.
The Chicago School's urban ecology tradition has provided another important analytical framework for understanding internal urban spatial structure. Robert Park, Ernest Burgess, and others' concentric zone model, Homer Hoyt's sectoral model, and Harris and Ullman's multiple nuclei model have revealed the patterns of spatial differentiation in urban land use. While these models are valuable for explaining the general patterns of capitalist urban land use, their underlying theoretical logic derives primarily from sociology and geography, with relatively weak analysis of economic mechanisms. This book attempts to build a bridge between the spatial descriptions of urban ecology and the mechanistic analyses of economics, positioning the block as the critical link connecting the macro city system with micro-level individual decision-making.
Block economics, as the theoretical foundation of this book, attempts to answer the following core questions: What determines the economic functional positioning of different blocks? What are the micro-foundations of spatial differentiation? How do agglomeration economies operate at the block scale? How do land markets, labor markets, and product markets jointly shape the economic ecology of blocks?
Agglomeration economies serve as a crucial concept for understanding urban spatial differentiation. Marshall's concept of agglomeration economies, developed in the late 19th century, refers to the positive externalities generated by the spatial concentration of economic activities. These externalities derive from three sources: sharing, matching, and learning. Sharing refers to firms sharing infrastructure, specialized services, and public goods, thereby reducing unit costs; matching refers to the improved efficiency of employer-employee matching enabled by large-scale labor markets; learning refers to how geographic proximity facilitates knowledge spillovers and technology diffusion, particularly the interpersonal transmission of tacit knowledge. These mechanisms operate most visibly at the block scale, as the distances among firms within a block are close enough to enable face-to-face communication, thereby promoting the agglomeration of knowledge-intensive economic activities.
However, agglomeration economies are not without costs. As economic activities concentrate, land prices and rental levels also rise, forming what can be termed th
